Elite Structural and Construction Team have been hired for Serenia Residences Project in Talpe-Galle

The luxury apartment project at Talpe-Galle is one step closer to reality as an elite construction and structure team have been hired for the LKR 2 billion project.

Access projects Pvt Ltd, a top Tier 1 construction firm, has been selected for the mixed-use project on the Southern Coast by the developer of the complex because it is important to have the right construction firm onboard from day one.


Mr. Dilshan Ferdinando, managing director of Access Projects, said:

Access Projects has built i.e. , Cape Weligama, Anantara Resort & Spa or refurbished Galle Face hotel in Colombo.

Structural Engineering consultant, Mr. Shiromal Fernando is one of the leading structural engineers in Sri Lanka and has been involved in many high-rise buildings in the country, including Colombo Lotus Tower, Cinnamon Life, The One Colombo, Prime Grand Residencies, Colombo City Center, Grand Hyatt, Colombo Twin Peaks, AVIC Astoria Residencies and many other iconic buildings.


He will be responsible for the conceptual design, detailed design, structural analysis and construction supervision.

Mr. Noel Joseph, MEP consultant for Serenia and member of the Institution of Electrical and Electronic Engineers (MIEEE, USA) possesses over 29 years of experience in various in engineering in Sri Lanka and overseas.


Mr. Joseph will be responsible for designing the electrical system, the emergency power system, the lighting protection and surge protection system, all cabling systems, security access control, while the complete plumbing services including water distribution sewer treatment and sewer discharge together with HVAC system designing the fire protection with fire detection system and gas distribution system will also be his responsibility.


Mr. Joseph has completed many projects overseas, for example luxury resorts in Maldives as Ozen by Atmosphere, Cheval Blanc Randheli by LVMH, COMO Maalefushi, Centara Grand Island Resort & Spa, Mercure Kooddoo Resort and many in Sri Lanka too i.e. Colombo City Center, 606 The Address, The Fortress Hotel or Cape Weligama.

To professionally oversee the whole pre-construction and construction period, Serenia engaged a competent professional in this field.


Mr. Lalith Ratnayake is leading the project management process through his practice PROMAP Private Limited.


Mr. Ratnayake’s expertise mainly lies in contract administration, project management and cost management, he has experience in many construction projects of multi storeyed buildings, mixed developments, infrastructure projects, renovations, interior fit outs both locally and overseas.


Mr. Lalith Ratnayake possesses honors degree in QS, masters in Project Management and is a fellow member of the Institute of Quantity Surveyors, Sri Lanka (F.I.Q.S.SL).


He is the Vice President of Governing Council of IQSSL for 2017 / 2019.


He contributes to this unique project with his such industry and professional exposure over 25 years in Dubai, Abu-Dhabi, Maldives and Sri Lanka.


He will be responsible for coordinating design development, Contract management, cost management and time management of the project.


Quality management and assurance inputs are also obtained from him.

Serenia development includes two towers, 47 homes starting from 280,000 USD, a three-story parking and services building, a 6,000-square-foot pool, oceanfront deck, gym, outdoor spa and kid's club.

Construction is expected to start in September 2018. Construction is expected to be underway by 2019 year’s end.
